To design a protected community, we studied the land and located specific areas where a house can fit in with nature and not disrupt wildlife and wonderful vistas. However, the remainder of the homestead remains open space. We plat the balance of the homestead acreage around the home to act as a buffer area. Each homestead has maintained gravel access roads, electricity, water, telephone and high speed internet. Protective covenants are placed on the property, which protect the open space and encourage people to build houses which blend in with the natural surroundings and protect wildlife and nature. All homesteads are sold with a warranty deed and title insurance plus an easement is attached to each homestead deed giving the owner, family and friends permanent recreational use of the common areas of the wildlife preserve. This includes horseback riding, trails, hiking and camping. We also place a conservation easement on the ranch that permanently eliminates activities like development or mining that would ruin the natural character of the land.
